Adding Context and Notes

What to include to improve your condition assessment results.

The context step is optional but can significantly improve your results, especially for properties with unusual systems, recent renovations, or known problem areas.

What to include

Any information that helps Inspectr understand your property better:

  • Square footage — helps with cost estimate accuracy
  • Year built — provides context for expected system ages and conditions
  • Known issues — flag problems you're already aware of so they can be prioritized
  • Areas of concern — direct attention to specific systems or locations
  • Recent renovations — let Inspectr know what's been updated so it doesn't flag new work as issues
  • Specific things to look for — if you have particular questions, mention them upfront

Example context notes

Here are examples of useful context that improve your results:

"Building is 45,000 SF, built in 1985. Roof was replaced in 2019. HVAC system is original and has had recurring compressor issues."

"Pay close attention to the parking lot — we've had drainage complaints. Also check the elevator machine room, it floods during heavy rain."

"This is a due diligence inspection for acquisition. We need conservative cost estimates and a 10-year capital forecast."

What Inspectr already handles

You don't need to describe what's in your photos — Inspectr identifies equipment, systems, and issues automatically. Focus your context on information that isn't visible in the photos: history, concerns, and what you're trying to accomplish.

Tip: You don't need to provide context to get results. But even a few sentences about what you're looking for can meaningfully improve the relevance of findings and cost estimates.
