Help Center/Equipment/Creating a Capital Plan

Creating a Capital Plan

Build a capital replacement schedule by telling Inspectr what you need — it generates the plan, you refine it.

Capital planning in Inspectr is conversation-driven. Navigate to Equipment → Budget and use the chat to describe what you want. Your prompt builds the plan, and subsequent prompts refine it. The visualization updates with each change.

Example Prompts

"Using this equipment inventory, generate a 10-year capital replacement schedule. Show year-by-year spend, flag any years with heavy clustering, and recommend a leveled annual reserve."

Basic capital plan with leveling

"Show me what happens if I defer HVAC replacements by 2 years across the portfolio."

Deferral analysis

"I have $500K per year for capital. Prioritize by condition and safety, and show me what gets deferred."

Budget-constrained scenario

"Break this into three phases: immediate (year 1), short-term (years 2-3), and long-term (years 4-10)."

Phased replacement planning

"What if we replace all the water heaters at once in year 2 to get a bulk discount?"

Bulk replacement scenario

Inspectr pulls from the useful life data, condition ratings, and replacement costs already in your equipment profiles to build the schedule. You'll see the plan visualized alongside the chat.
